The Home Buying Process

Whether you are a first time homebuyer or a seasoned pro, buying a home can be scary and intimidating.  Luckily I am an experienced buyer's agent who can help you navigate the entire process with ease.  I am  here to help and I find a checklist to be a huge asset for many of my buyers.  My personal checklist looks something like this:

The Home Buying Process Checklist:

  • Loan prequalification/pre-approval

  • Provide Realtor a copy of letter

  • Meeting with Realtor

  • Research homes online, do drive-bys

  • Go see homes in person with Realtor

  • Make an offer!

    • Offer amount

    • Earnest money deposit 

      • Choose closing attorney (holds EMD in trust account and does title search on property)

    • Due diligence money

    • Due diligence period 

    • Closing date

  • Due diligence period

    • Home inspection

    • Any other inspections (well water, septic tank, pest, radon, etc.)

    • Survey

    • Home loan

    • Appraisal 

    • Negotiate repairs/ask for money towards closing costs/off purchase price

  • Pending

    • Final walk-through inspection

    • Switch utilities to your name

    • Closing Disclosure (formally HUD-1) 3 days prior to closing

  • Closing

    • Loan fees (loan origination, appraisal, credit report, flood certification)

    • Homeowners insurance

    • Property taxes

    • Attorney fees (title insurance, recording fees)

    • Certified bank check or bank wire transfer for amount on Closing Disclosure
