If you're looking at selling your home in the Asheville area or anywhere you're also probably thinking about how to do it quickly and easily. We've compiled what we feel are some of the best tips we can give you.
Find the RIGHT Agent to List With
Not every agent is the same. You may find an agent that is excellent at selling homes in Timbuktu but that doesn't mean that they'll be any good at selling a home in Asheville. You need to find an agent that is familiar with your market. You want to find someone who knows the area, understands the market, and has a game plan.
Price it Right
While this may seem like common sense it is not correctly pricing your home is one of the biggest mistakes a seller can make. Ensuring that you have appropriately priced your property is the best thing you can do to sell your home quickly and easily. Why tie yourself up in going back and foth with buyers over the price? Making sure that your home is priced where it should be is one of the things your Real Estate Agent will help you with. Make sure you discuss with them what your goals are for selling your property. Do you need to make a certain amount or sell within a certain time frame?
Refresh Your Home's Look
You only get one first impression and that first impression counts for a lot and can't be changed. When you first pull up to your home what do you see? Would you want to purchase it all over again? Give the front door a fresh coat of paint, keep the lawn maintained, keep the porch and walkway clear. Does the porch light work--if not replace it. Once you walk into your home, how does it make you feel? Is it cluttered? Does it need some fresh paint? Is it dark? These are just a few examples of things that should be addressed. Organize any clutter, make sure all lights are in working order, touch up any paint (don't forget baseboards and window sills) and consider painting statement colors to more neutral colors. Ensure that rugs and mats are clean, in great condition, and don't move around. Take down any drapes or curtains you want to keep. If you're going to let them go with the house make sure they are tied back to let in plenty of natural lighting. What does your kitchen look like? Is it functional? Is it outdated? Do your appliances match? If your kitchen isn't functional is there anything you can easily do to make it more functional and have better flow? If so--do it! If your kitchen is a bit out of date or even if it just needs a new look paint the cabinets and change the hardware. It's an easy solution to give it a whole new look. If your appliances are mismatched consider buying appliance plates so that they're all the same color--this will give it a more organized feel. Make sure that all appliances are in good working order and there are no odors.
Stage Your Home
You're wondering what does that even mean??? We'll tell you! Staging your home is easy and can really help you to sell your home. Make sure all beds are made with nothing peeking out. Try to make sure the pillowcases match and the comfortor doesn't look dated. If at all possible empty your closets half way so they look more spacious but be careful of where you put what you take out. Take down the family pictures and art that makes it yours so that potential buyers can more easily envision themselves in the home. Hide any and all evidence of pets--not everyone loves them. Make sure your home smells pleasant without smelling like you're trying to cover something up. Organize and put away anything on the kitchen counters, make sure kitchen drawers and cabinets are tidy and organized. Hide your toothbursh and other personal items in the bathroom, make sure the toilet paper is filled, and hand towels hung neatly. In the living room make sure remote controls are put away, couches are clean, and coffee tables aren't cluttered.
